Well... here they are...October 2007's numbers. From where I sit they look pretty good. With all the negativity in the National Media, little old Spokane seems to be doing just fine! Down only 6.9% compared to last year!!! If you don't recall September's numbers that is the same percentage.
Now is a great time to buy. In fact, if you are thinking of buying you better move now. As you can see below Inventory growth slowed a bit in October. All those choices that were out there earlier this year have either sold or there are not that many new homes entering the marketplace. If I were a buyer, now would be the time with good rates and a chance to move in before the Holidays.
And sellers, you are going to be just fine. While market time has increased homes are still selling. What we are seeing in our office is fewer showings on listings but better quality buyers. Open Houses are still busy and we've still had folks in our conference rooms.

OCTOBER 2007 HOME SALES MARKET ACTIVITY
597 residential closed sales were reported in October. This number is up 76 sales or up 14.6%over last months sales. Compared to October 06 sales were down 42 or down 7%. The average sales price for October was $210,729 and the median sales price was $189,500.
The year to date closed sales through October 07 continue to be down 6.9% when compared to last year. So far this year 5,989 residential closed sales have been reported compared to 6,433 over the same period last year.
Year to date average sales price is $211,950 and the median sales price is $186,000. Compared to last year the average and median prices are up 8.5% and 6.3% respectively.
Inventory growth slowed in October with our current inventory of 3,106 down 167 listings compared to last month. Inventory compared to last year is up approximately 20% or 519 listings.

New construction sales reported to the SAR MLS through October 07 total 1,030 compared to 1,155 over thesame period last year, down 10.8%.
